1. Notary Fees on Land Tranfer in Bulgaria
These are fixed by law and follow a sliding scale depending on the stated value of the transaction. The stated value is decided at the option of the seller and may well be for the "Government Price" or current tax valuation which is usually very much lower than the actual money being paid.
The fee are set out in the following table and are in BGN - Leva - NOT Euros.

Always make sure that the amount of the Notary Fees you are charged tallies with the amount of the consideration stated in the transfer deed (Notary Act). The amount of the fees actually paid may also also be shown on the deed. You can then compare these with this table.
2. Government Tax on the Deed (Stamp Duty)
This is charged at the rate of 2% on the price stated in the deed. This can be the government "tax price" or the actual amount of the consideration actually paid.
3. Land Registry Fees
These are charged at 1% of the recorded value of the transaction.
4. Legal Fees
While there is a scale of charges, there is so much competition for this kind of work that it is rarely, if ever, followed. On fairly straightforward deals up to around 50,000 Euros you should not expect to pay more than 600 to 800 Leva. Always ask your agent to get the lawyer how much his fees will be. Some agents

Always get your agent to provide you with a detailed written quotation of how much it will cost you to buy the property including, where appropriate, the costs of setting up your company. Insist on this even though he may say that he does not know how much will be specified in the Notary Act.
Simply ask him to give you the maximum figures and not to leave anything out!
